Designated CRM :

Once you become a member with us, a dedicated property manager will be assigned to you. This property manager will serve as your one point of contact for all your queries and support from day one. The members of our key team have more than 10 years of experience with us, ensuring continuity and removing the hassle of working with different individuals every time. With a dedicated property manager by your side, you can expect personalized assistance and seamless communication throughout your journey with us.

Property Inspection :

Your property manager will visit the property to conduct a thorough inspection and create a property inspection report with pictures. This report will be linked and checked in all future correspondence. It will be acknowledged by both the THS-MEMBER and the tenant to avoid any future disputes and help in maintaining the property as it is.

Tenant Search :

We understand that securing a good and reliable tenant is the most important factor for all property owners. Our tenant search team will take up this responsibility diligently. We will cover all possible areas to market the property, including online and offline searches, so that it can reach prospective and suitable tenants.

Tenant Screening :

A good and reliable tenant is what we prioritize, and our CRM will handle this responsibility with utmost care. They will accompany every prospective tenant to the property at their convenient time, ensuring they feel comfortable while planning their visits. Our property manager will collect all the necessary details, including:

  • Reason to shift
  • Tentative period of stay
  • Place of work
  • Members in the family
  • Nature of work of individuals
  • Vegiterian / Non-Vegetarian

These details will be collected and recommended to members for approval.

Renting Procedure :

After finalizing a tenant, our property manager will execute the lease/rental agreement and take the tenant through the property inspection report. The same will be acknowledged by them.

Repair And Maintenance:

If there are any repairs identified during our detailed inspection, they will be promptly addressed and fixed. The charges for repairs will be billed based on actuals. We will coordinate with the tenant on any repair or maintenance issues, ensuring they are addressed and repaired under our supervision.

Members Consent:

Final approval for any repair, whether minor or major, or finalizing a tenant, lies with the concerned member. Our recommendations are based on facts and grounds, but the ultimate decision rests with the member, except in emergency situations.

Periodic Inspections:

We recommend conducting 3 inspections per year, with prior appointments, to ensure the property's condition is regularly assessed and maintained.

Rent Collections:

The concerned property manager will diligently follow up on timely rental remittance, ensuring smooth rent collections.

Lease Renewal:

Our managers will proactively reach out to owners and tenants in advance to discuss lease renewals, rent increases, and property plans. This proactive approach helps manage turnovers efficiently.
